🏛️ FUNDAMENTALS & CATEGORY
What exactly is immo.quick — and what is it not?
+
immo.quick is not compliance software in the classical sense — not a dashboard, not a GRC tool, not a reporting system. immo.quick is a cryptographic infrastructure that mathematically proves that every regulatory decision was correct. The difference: classical systems document that something happened. immo.quick proves that it happened correctly — deterministically, immutably, court-admissibly.
immo.quick Core →
Does immo.quick replace our existing compliance system?
+
No — immo.quick is an infrastructure layer, not an application layer. It complements existing systems by cryptographically sealing their decisions and making them court-admissible. Your existing GRC tool remains. immo.quick makes its outputs provable.
Why wasn't this built earlier?
+
Three technologies had to mature simultaneously: post-quantum cryptography (NIST standardized August 2024), Trusted Execution Environments (AWS Nitro, Intel SGX — mass market since 2021), and zero-knowledge proofs (practically deployable since 2020). immo.quick combines these three for the first time in an institutional infrastructure.
🔒 SECURITY & DATA SOVEREIGNTY
We use AWS. Does our data fall under the US CLOUD Act?
+
With immo.quick Core: No. All sensitive data and computations run in AWS Nitro Enclaves (Frankfurt). AWS has no access to plaintext data in the enclave — physically, not just contractually. US authorities can compel AWS to hand over data. But AWS does not have the data. You cannot hand over what you don't have. A CLOUD Act immunity certificate is issued for every transaction — QES-signed, RFC-3161, EDPB Schrems II compliant.
Cloud Provider →
What happens when quantum computers break RSA-2048? Are our archives worthless?
+
Without immo.quick: Yes, potentially worthless. An attacker could retroactively create forged RSA signatures — a judge could no longer distinguish the original from the forgery. With immo.quick: the PQC Re-Attestation Engine re-signs all historical archives with CRYSTALS-Dilithium (NIST FIPS 204) — before quantum computers pose a threat. Current estimate: RSA-2048 breakable between 2028 and 2032. immo.quick protects today.
Can immo.quick employees access our data?
+
No. This is not a policy statement — it is a technical fact. Data in the TEE is not readable even by the system operator. No SSH, no console access, no API access to plaintext data. All admin access is Just-in-Time (time-limited, approved, WORM-audited) and cannot access TEE contents. Zero standing privilege.
⚖️ REGULATORY & LEGAL
Are immo.quick Warranty Tokens admissible in court?
+
Yes. Warranty Tokens are sealed with QES per eIDAS Art. 27 (PAdES LTA-Level) — the EU's highest signature class, legally equivalent to a handwritten signature. Additionally a RFC-3161 qualified timestamp from an accredited QTSP. This combination makes the artifact court-admissible under German law (ZPO §371a), EU law and US Federal Rules of Evidence 901(b)(9). A judge cannot challenge authenticity — it is mathematically provable.
How does immo.quick simultaneously resolve conflicts between GDPR and the CLOUD Act?
+
Through physical data sovereignty instead of contractual assurances. Data in the EU-TEE is exclusively subject to EU law — not because a contract says so, but because the US provider has no physical access. The EDPB Schrems II framework is applied. A CLOUD Act immunity certificate documents the physical and legal immunity for every transaction — WORM-sealed, RFC-3161.

Does immo.quick fulfill DORA Art. 5 for personal management liability?
+
Yes — and it goes far beyond that. DORA Art. 5 makes management personally liable for ICT risks. immo.quick individually calculates a Liability Distance Score for every governance actor (CEO, CFO, CCO) — cryptographically documenting the complete delegation chain and the GLD Score (Governance Logic Divergence) of the maker-checker pair. Insurers accept this score: documented -32% D&O premium.
🆕 NEW GATES & OWIG REFORM
Which gates were added most recently?
+
Six new execution-layer gates: gateCBDC (digital-euro pre-ledger sealing), gateHFT (high-frequency trading, MiFID II/MAR), gateConsortiumLoans (cross-border syndicated loans), gateProcurement (public procurement), gateTaxExecution (VAT execution at point of sale), and gateBundID (eIDAS administrative act merge). They are grouped in the navigation under Banking & Markets and Governance.
Is §30(2a) OWiG (new) already in force?
+
No. §30(2a) OWiG (new) is part of the government bill BT-Drs. 21/6133 implementing EU Directive 2024/1203, currently with the Bundestag committees, no entry-into-force date confirmed. The EU directive itself has been adopted at EU level since April 2024, its national implementation is still pending. gateHeavyIndustry SUB-GATE 5 and the SLE attestation are technically operative already today and prepare companies for the foreseeable legal position, but do not replace current legal advice.
What is SUB-GATE 5 at gateHeavyIndustry?
+
A T=0 execution lock that blocks illegal hazardous-waste shipments and large-scale ecosystem damage before physical batch release, not documented after the fact. Tested example: expired permit + missing pre-notification → BLOCK_H5_ENVIRONMENTAL_CRIME_PERMIT_EXPIRED, no illicit gain arose.
What does SLE eligibility mean in practice?
+
Every sealed receipt carries a compliance_attestation.sle_eligible field set to true once the proof_standard DETERMINISTIC_T0_EXECUTION_LOCK is met. This is a cryptographically provable signal to a regulator that prevention occurred at T=0, not a guarantee of any specific fine reduction. Details on the §30 OWiG SLE section.
Why do gateCBDC and gateTaxExecution each have their own sub-gates instead of a shared one?
+
Every gate is atomically scoped to a single area of law: gateCBDC checks pseudonymity and sanctions freedom before the ledger is touched, gateTaxExecution checks VAT calculation and input tax deduction at the point of sale. They share no sub-gate logic because their blocking conditions have nothing to do with each other substantively, mixing them would dilute deterministic verifiability.
How does gateBundID differ from the Gate 0 constitutional check?
+
Gate 0 on jurisdictions.html checks collisions between primary law (constitutions, rights charters) across 53 jurisdictions. gateBundID is a sector-specific execution gate: it cryptographically and inseparably couples a specific digital administrative act to a citizen's eIDAS eID assertion. Both carry a Gate-0-like role in different places, but they are architecturally separate layers.
⚙️ TECHNICAL & INTEGRATION
How long does a complete compliance check take?
+
A complete 9-gate check — including identity verification, sanctions screening against 9 lists, jurisdiction analysis for 53 jurisdictions, 27 framework checks, risk scoring, authority chain validation, evidence sealing, WORM commit and verdict issuance — takes under 8 seconds (Full Pipeline). Full gate processing in tests: 47ms.
How is immo.quick integrated into existing systems?
+
Via two routes: immo.quick Core for full institutional deployments — dedicated TEE infrastructure, direct integration, typically 4-8 weeks onboarding. Serverless Edition for fast API integration — REST API, 37 specialized edge functions, zero external dependencies, typically 2 weeks onboarding. Both routes produce identical Warranty Tokens and WORM artifacts.
Serverless Edition →
Can immo.quick be operated in an air-gap environment without internet connection?
+
Yes. The Serverless Edition has zero external dependencies for core logic. All rule sets, sanctions lists and compliance frameworks can be held locally. The solution is operable in national data centers, private clouds or classified environments without external network connection. Designed for governments, military and critical infrastructure.
What happens if immo.quick ceases to exist? Are our artifacts still usable?
+
Yes — this is one of the most important design decisions. Warranty Tokens are issued in PAdES LTA-Level format: all information necessary for later verification is embedded in the document — even if certificates and CRLs are no longer available in 20 years. The RFC-3161 timestamp of an accredited QTSP is independently verifiable from immo.quick. Artifacts are permanent evidence — independent of the system that created them.
💼 BUSINESS & ACCESS
Who is immo.quick suitable for — and who is it not?
+
Suitable for: Regulated financial institutions, central banks, PE funds, insurance companies, FinTechs with regulatory requirements, governments and critical infrastructure, institutional real estate investors, companies with personal C-level liability exposure.

Not suitable for: Unregulated companies without compliance requirements, companies merely seeking a reporting dashboard, companies with less than €100M balance sheet (ROI calculation).
How do I get access to immo.quick?
+
immo.quick is not a self-service product. Access is through an institutional access conversation — either for a technical deep-dive or a strategic board briefing. Inquiries exclusively via access@immoquick.eu. We respond within 48 hours.
What ROI can I expect?
+
Based on pilot data for an institution with €10bn balance sheet: 400% ROI in the first year. Breakdown: compliance staff savings (typically 200-280 FTE), eliminated fine risk (€50-180M depending on exposure), reduced D&O insurance premium (-32%), shortened regulatory audits (18 months → 3 weeks), accelerated M&A due diligence. Annual net savings: €6-8M at €10bn balance sheet.
What is Machine Law — the book?
+
Machine Law is the first work that completely describes the doctrine behind immo.quick — 43 chapters, 6 parts. It is not a marketing document: it is the technical and legal reference work for institutions, regulators and courts. Available as an Executive Doctrine Package in various access levels (€349–€25,000+). Not a classical book in standard retail editions.
